Understanding Hurricane Helene’s Effects on Florida’s Housing Market

Now in the news, Hurricane Helene is on its way to Florida. Homeowners are battening down the hatches. Generator sales are up. Real estate agents, home buyers, and sellers are wondering… How will this hurricane affect real estate sales?

The reality is that hurricanes scare people. Newscasters and marketing specialists promote the fear aspect under the guise of preparation. Throughout the nation, people outside of Florida say to each other, “Gee, I am sure glad we did not move to Florida.” Even so, the population continues to grow.

Hurricanes often halt real estate sales during the actual hurricane. The damages can complicate sales that are in progress. After the hurricane, new activity abounds. Some people decide to move out, thus creating a wave of new properties available to buyers. Many buyers are eager to buy and try the Florida lifestyle. And so a new wave of people move to Florida. Each group of new Floridians eventually decides to stay or leave. Often after a time, the excitement wears off. The summers are hot, and the land is flat. The mountains, freshwater lakes, and fall foliage are missed. People long for the pronounced seasons. They have family or job opportunities elsewhere. And so Florida enjoys the turnover.

Ultimately, hurricanes have a cleansing effect. They break the old dead branches and make room for new life.
