They have no guilt or shame in running off with another person’s life savings. They have no remorse about dragging the seller through 6 months of mud. Then they cancel the deal at the last minute. Their goal is to persuade the seller to agree upon terms that greatly favor the buyers’ interests and leave the seller up the creek. Prime Time works to protect your money. Therefore, I will list below some common scenarios procured by scam artists, tire kickers, and bargain hunters.
The buyer:
agrees to buy but retains the right to cancel the contract until the day of the closing.
agrees to buy, but retains the right to sell the contract to another party and relinquish personal responsibility to buy.
has to sell his own home first and has you sign a contract that requires you to wait for him.
persuades the seller to sell below fair market value on the pretense that it will be quick and easy with no inspections.
submits an offer without ever seeing the home. Then does inspections and requests an overly generous discount.
does not show clear proof of cash in the bank.
does not show proof of being pre-qualified by the bank for the amount of the purchase.
buyer requires owner financing and has little or no money down.
Requests unusually long extension of the mortgage commitment date or closing date.
