To maximize the profit on your Sarasota, Florida home sale, all you need to do is hire the right agent. Never try it on your own. Buyers prefer the service that agents provide them. It is valuable to give buyers the experience they desire. The right agent knows how to attract the most buyers and then how to pick the right one. Sometimes it’s tempting to just take the first offer, but that’s usually not the best price and not the most qualified buyer who can close as-is without delays. You want a buyer who is going to close the deal quickly, as-is, and for top dollar. Almost all buyers will try to persuade you that they are the best buyer when in fact they are not. I have seen hundreds of cases where the seller was deceived by the buyer. The seller signed the papers with the buyer and wound up living through a nightmare negotiation. Then the deal falls apart, and the seller calls me to do it right. The time lost with the wrong buyer can add up quickly due to taxes, mortgage, maintenance, and other expenses.

Also, there’s another problem to be aware of. The agent you hire will likely be paid on commission. The amount an agent is paid does not change much if they sell your home for $50,000 less than it’s actually worth. The problem is that some agents will encourage you to accept an offer too early. They just want a quick sale and are in fear that this might be their only chance to make a sale. The fear leads them to persuade the seller to jump the gun and miss out on the next better offer. The scared agent is willing to risk a slightly lower commission in order to secure a quick, easy paycheck. Only an experienced salesperson has the intuition to confidently help determine what choice you should make. Your advisor must also be morally sound and truly working in your best interest, even at the risk of their own loss.
